Any lots purchased will have to be platted and approved by Day County. The lots are to be platted as shown on the map. The lots may not be divided into smaller parcels. The HOA also approves all plats prior to submission to the county. Any proposed variation to the lot(s) should be presented prior to making an offer.

A property does not have to be built within any time frame. However, building plans must be approved by the HOA. Vertical steel siding is not allowed, nor are tall side walls like a pole barn. Residential exteriors are preferred. Manufactured homes are not allowed. Potential buyers are advised to present proposed building plans, if available, prior to making an offer.

Although the covenants reference a shared water access point for the interior (non-waterfront) lots, there is not currently an access point exclusively for the Highview development.
